Harrold & Kite delivered the innovative Fluid Solar House, a four-storey, high-tech office building setting new benchmarks in solar thermal energy use.  The steel-framed structure is clad in high-performance, fire-rated Colorbond-skinned sandwich panels and topped with an insulated Coolmax metal roof deck to optimise thermal performance.  Suspended composite concrete floors include hydronic pipework for radiant heating and cooling, enabling stable, energy-efficient temperatures year-round.

Precast stairwells provide structural stability, transferring all live loads—wind and seismic—through to a reinforced pile cap and bored piers.  The ground floor features a reinforced raft slab with embedded hydronic systems for seasonal temperature control.

A key sustainability feature is the in-ground water storage system, holding nearly 400,000 litres within precast concrete walls and sealed by a heavy-duty rubber membrane.  The trafficable tank roof was built with off-site manufactured precast Deltacore planks.
